This Pet Agreement (the “Agreement”) is made and executed as of this (Day) day of (Month), (Year) (the “Effective Date”) by and among/between:

RECITALS

  1. The Landlord is the owner of the property(ies) that is set to be leased to the Tenant along with his/her pet(s) under this Agreement.

  2. The Tenant(s) is the pet(s) owner, the party where the lease will be assigned along with his/her pet(s), under this Agreement.

WHEREAS, in consideration of the above recitals, the representations, warranties, and covenants stated in this Agreement and in good faith and valuable considerations, the receipt and accuracy of which are now acknowledged by both Parties.

WHEREAS, in consideration of the pet(s) of the Tenant(s), the Tenant(s) shall pay the Landlord the amount of (amount figures) in (currency) on a monthly basis equivalent to (amount in figures) in (currency) on top of the monthly lease payment of the property(ies) with additional access to the amenities for the pet(s) starting on (day) (month) (year) until (day) (month) (year).

TERMS AND CONDITIONS

This section specifies all the terms and conditions to be adhered to by the Tenant(s), under this Agreement, which are as follows:

  1. The Tenant(s) must keep his/her pet(s) under control at all times.

  2. The Tenant(s) must keep his/her pet(s) restrained or put on a leash especially when they are outside of their leased space.

  3. The Tenant(s) must provide licensing requirements to adhere to the local ordinance(s) that concerns pet(s).

  4. The Tenant(s) must not leave their pet(s) unattended for any reason under any unreasonable period of time.

  5. The Tenant(s) must clean up after their pet(s) and dispose of it quickly if there is waste within the vicinity which the Tenant(s) and pet(s) visited.

  6. The Tenant(s) should not leave any food or water in any place to avoid attracting any animals or pet(s) in the area.

  7. The Tenant(s) must keep their pet(s) from being aggressive and noisy which may cause further discomfort to their neighbors.

  8. The Tenant(s) must keep their pet(s) healthy at all times and provide all their necessary health care.

  9. The Tenant(s) must disclose the breed(s) of the pet(s) that will be coming along with the Tenant(s) to the property to let the Landlord confirm whether that particular pet(s) will be allowed or not.

SANCTIONS

Failure to adhere to the above-mentioned terms and conditions of this Agreement has equivalent sanctions as follows:

  1. In reference to terms and conditions #7. Should a noise complaint be filed for the Tenant(s), the tenant(s) will possibly pay for the related fee(s) and may risk being evicted from the property(ies) up to the 3rd and final warning.

  2. In reference to terms and conditions #8. The Tenant(s) must be held liable for any injury(ies) and/or damage(s) caused by their pet(s) and shall pay the Landlord and the Party involved at any cost.

  3. In the event, the Tenant(s) failed to disclose the breed(s) of the pet(s) and it happened to be not allowed, the Landlord has the right to terminate this Agreement at any time.

  4. In the event, the pet(s) causes damage to property(ies) and the Tenant(s) violates any of the terms and conditions under this Agreement, the Landlord has the right to terminate this Agreement at any time.

WHEREAS, this Agreement should be signed in counterpart.

NOW, THEREFORE, the Parties who entered this Agreement, the Landlord and the Tenant(s), acknowledge their part of this Agreement and thereafter affix their signature.
